A Dh24.4 million sale in District One West highlights the growing demand for genuine property inventory and trusted access in Dubai’s luxury market.
Dubai: Trust and direct access to genuine properties are becoming increasingly important in the Dubai luxury property market, as wealthy buyers look beyond online listings to find homes that are actually available for sale.
A recent Dh24.4 million transaction at District One West Phase 2 illustrates the trend. Brokered by CBA Real Estate’s Fedy Arapi, the property sold for around Dh2,722 per sq ft, above the development’s displayed median of approximately Dh2,330 per sq ft.
The transaction was also significantly above the project’s recent median transaction value of around Dh14 million, making it one of the higher-value recent sales at District One West.
Luxury buyers want genuine inventory.
The transaction comes as Dubai’s prime residential market continues to attract wealthy investors and end users.
At the same time, high-quality properties are often tightly held, while sellers are becoming more selective about which brokers represent their assets.
For buyers, the challenge is therefore shifting.
There may be thousands of properties displayed across online portals, but buyers still need to determine whether a listing is genuinely available, whether the seller is serious, and whether the broker has a direct relationship with the owner.
“The real measure of a brokerage is not how many properties it can advertise. It is how much genuine inventory owners trust it to represent,” said Salman Bin Ali, CEO of CBA Real Estate.
He said the company currently holds billions of dirhams worth of exclusive inventory across Dubai, giving buyers, investors and brokers access to properties that may not be widely marketed.
Online visibility is not the same as access.
Bin Ali said the growing volume of online listings has made access and verification more important in Dubai’s high-end property market.
“A buyer can see thousands of listings online. The harder question is: which property is genuinely available, who has the relationship with the seller, and who can actually make the transaction happen?” he said.
According to him, the depth of a brokerage’s inventory can make a significant difference in high-value transactions.
The District One West transaction also illustrates the importance of relationships, according to Fedy Arapi, Portfolio Advisor at CBA Real Estate.
“Deals at this level are not created by uploading a property and waiting,” Arapi said.
He added that brokers need to understand the seller, identify serious buyers and position the property appropriately before bringing both sides together.
Exclusive inventory becomes a competitive advantage.
For luxury brokerages, the focus is increasingly moving from the number of properties advertised to the quality and exclusivity of the inventory they can actually access.
CBA Real Estate says it is building its business around exclusive properties, relationships and transaction execution.
“When billions in exclusive stock sit inside one connected network, you do not have to chase every opportunity in the market. Increasingly, the market comes to you,” Bin Ali said.
The Dh24.4 million District One West sale reflects a broader shift in the Dubai luxury property market. In a market where information is widely available online, genuine access to the right property may be becoming more valuable than simply having more listings.
